We use a Professional Airport Grade high-performance sealcoat blended with polymers and special surfactants designed for sealcoating, protecting, and beautifying all types of asphalt.
First, we thoroughly clean all asphalt pavement with either skid loaders, power blowers, and wire brush push brooms free of dirt, vegetation, and debris. We also apply a vegetation killer that is formulated to kill all vegetation and the soil underneath it to prevent regrow. Before we seal coat or repair any asphalt pavement, we prepare the surface properly and a key part of that process is making sure to remove any grease or oil and gas drips and leaks. If you don't remove the old grease, oil, or gas it will eat its way right back up through the new seal coat or repaired area.
If this is not done correctly, the sealer will not adhere to the old asphalt surface property. We use a professional-grade oil remover degreaser, that will fully penetrate the asphalt and protect the surface from any further damage.
We trim around all concrete and any other obstacles to void getting sealer on sensitive areas. It’s the customer's responsibility to ensure all vehicles and obstacles are removed from the area prior to the asphalt sealing crew's arrival.
Many commercial parking lots are sealed on weekends, at night, and on holidays to avoid inconvenience to employees or customers. We offer discounts for commercial sealing if the work can be completed during the week in phases.
We restripe the parking out to its original layout unless the owner wants to make changes. ADA handicap compliance.
Testing confirmed that longitudinal joints in asphalt pavement, if not treated, would encounter cracking, raveling, and eventually fail due to water infiltration, thermal movement, and low density. They have found that Crafco’s hot-applied modified asphalt composition effectively bonds paving passes together creating a watertight seal during thermal movement resulting in the improved long-term performance of the joint with no significant cracking. This product is also effective for waterproofing exposed edges of asphalt concrete pavement
The hot pour crackfiller is a rubberized block, 27 – 35 lbs which are placed in a melter and heated to 350 degrees. It is typically used to fill cracks 1/4″ to 3/4″ wide and leveled out with a V-Shape squeegee.
The crackfiller is used in driveways, parking lots, roads, and concrete streets.
We will block off the driveway entrance prior to leaving and recommend to customers to not remove the stakes and caution tape for 24-48 hours after completion. Driveways should be sealed once every two to four years depending on wear.

HOT ASPHALT PATCHING - In this method, hot asphalt is mixed and used to cover the broken surface and formed as a patch to prevent water from penetrating and causing further damage to your asphalt.
SAW-CUT PATCH - During this asphalt repair, deteriorated areas of the pavement are saw cut and removed. These cut-out areas are then filled with hot mix asphalt, according to the desired depth and grade, making this a more permanent fix to the problem.
MILLING - Milling involves grinding the pavement's surface to the desired depth, and the millings are then loaded into a waiting dump truck to be recycled. A new layer of asphalt can then be paved to the thickness of the pavement surface that was removed. Since milling allows you to choose the depth of the repair, this method could save on costs for large areas.

Why You Should Use a Concrete Driveway Sealer
Homeowners are well aware that the elements can wreak havoc on a concrete driveway surface causing spalling and deterioration. Oil spills, leaking engine fluids, grease, tire marks, acids, and leaf stains can do a number on the appearance alone. Concrete driveways will fail faster if, 1) the water/cement ratio may have been to high, and/or 2) the concrete surface may not have been finished properly. By protecting the concrete early on you can avoid having to replace it later.
TYPICAL COSTS FOR CONCRETE DRIVEWAYS: The average cost for new concrete is about $4 per square foot (500 sq. ft. driveway will cost $2,000) plus the additional costs of a gravel base (50 cents per sq. ft./$250), labor (around $800), materials (around $100), and removal of the old concrete driveway (anywhere from $600 to $3,000). FREEZE-THAW CYCLES: Freeze-thaw usually causes the most damage. Concrete is porous and when snow and ice melt, the water penetrates into the concrete. When this absorbed water repeatedly melts and freezes, it exerts tremendous expansive force, which results in scaling, pitting, and cracking of the concrete.
However, water causes even more damage when it starts corroding reinforcing steel. Nothing can stop the expansion of rusting steel. As it expands, it cracks the concrete from the inside. This damage is often noticeable on parking structures and bridges.
CHEMICAL DE-ICING SALTS: De-icers have a destructive effect on concrete by chemical reaction. On a new driveway, you are supposed to wait at least two years before using deicers. In addition, chemical deicers also greatly increase
the number of freeze/thaw cycles, amplifying their destructive effects.
CHLORINE: Chlorine is destructive to concrete – it reacts and breaks it down. If you live close to the ocean, seal your outdoor concrete against saltwater and salts carried by the wind. For similar reasons, seal your concrete pool deck against splashing water and chlorine.
MOLD, MILDEW, MOSS & ALGAE: Additionally, mold, mildew, moss, and algae will often develop in shady, damp areas causing discoloration and staining. It can make the concrete surface very slippery. Spills of engine fluids and household chemicals can penetrate into concrete and leave deep, hard-to-remove stains.

We first clean the concrete surface with Dual High-Pressure 15″ Diameter Shroud with rotating jets. This helps to remove all the surface dirt and built-up residue using a power washer.
Rinse off the dirty water immediately before it has a chance to settle and dry on the concrete surface. The concrete surface must be cleaned entirely of dust, dirt and debris prior to application. Freshly poured concrete must be firm enough to walk on with no surface water present prior to application.
Applying the concrete sealer with a 3.5 gallon handheld sprayer. The concrete sealer is a 100% acrylic water based clear drying emulsion designed to seal and protect concrete against water, salt, and oil damage. Resists blushing when exposed to moisture or rainfall.
A second coat is then applied to complete the process. Concrete sealing should be done every 3 to 5 years. We offer many different types of sealer. Radon Penetrating Sealer, Nuway Concrete Sealers including Conspec Crystal Seal, Sealmaster Concrete Sealer, and many others.

All labor is guaranteed against faulty installation for (1) year from the date of completion, within a reasonable time after notice. If the labor is found faulty, we will reinstall material in the problem areas at no charge to the customer.
The guarantee does not include occurrences beyond “HallsMark's “ control such as accidents, hail, ice, windstorms, fire, lightning, earthquakes, or by vandalism, riot, civil disorder, harmful fumes, vapors or chemical pollutants or air pollution, mildew fungus, or salt from the atmosphere or any other source, building settlement or structural failure walls, foundations or any part of the attached structure, or any other causes beyond the Company's control.

Seal coating is a wise investment, it will dramatically extend the life of your asphalt pavement. Seal coating is also cost-effective in the long run and it can significantly improve the appearance of your asphalt pavement. It is the application of a protective coating over your asphalt pavements (like parking lots and driveways). It provides a layer of protection from water, oil and gas leaks from vehicles, and ultraviolet damage. We also clear your weeds and will apply vegetation killer to kill the weeds and the soil beneath them. Seal coating extends the life of the pavement and beautifies your property.
Sealing Maintenance: Sealing the asphalt regularly is important to maintaining it and keeping it in good condition. It isn’t necessary to re-seal the pavement annually. Every three years is often enough to protect the asphalt from extreme weather conditions. Over time, keep an eye out for cracks and uneven areas of the pavement. Again, this is important for those living in colder climates. Filling cracks will keep water from getting into the sub-grade and freezing. If that happens, it will cause the pavement to heave. Heaving will lead to larger cracks and the eventual replacement of the entire driveway or parking lot.
Potholes are typically created by the expansion and contraction of water that has entered the ground and under the pavement. The pooling water and erosion weaken the pavement, which causes it to collapse when vehicles pass over the weakened area, in turn creating a pothole. Potholes are a common occurrence, especially after the snow and rain seasons. As common as they are, potholes should not be ignored. Potholes in your parking lot are a big deal for a variety of reasons, including the safety of you, your employees and your customers, and their vehicles. You should consider pothole repair as soon as possible.
